Randjesfontein is the pre-eminent Equestrian Estate in Gauteng providing unrivalled access to horse trails, where residents live in an environment that is in harmony with nature.
Over the years we have seen this pristine estate grow from a rural, agricultural area to the walled Equestrian Estate of today.
In order for the high standards in Randjesfontein to be maintained, certain structures have been put into place:
The Company
Randjesfontein developed in the early 1980’s when the original Erasmus Family farm was subdivided up into 1 & 2 ha portions, with horse trails being entrenched in the title deeds of every property. The old farmstead still remains in the centre of the area, near the old family graveyard.
In 1998 the Randjesfontein Country Estates ( RCE) section 21 company was formed in order to wall the area and begin the process of creating a Security Equestrian Estate.
The company is run by a board of directors, who are residents appointed at the AGM annually, and who’s mandate it is to uphold the values and quality of the area, and to ensure compliance by all residents, of the regulations that are in place .
RCE is the official Home Owners Association with a comprehensive set of Articles of Association.

Members
All property owners become members of the RCE Section 21Company. A wall levy of R13000 per property had to be paid once off by each original owner.
When the property is sold, the wall levy will be collected by RCE on that property( unless it was paid previously), then the new owner automatically becomes a member of RCE.
There are a few properties in the area in respect of which the owners have not yet paid their wall levy, and this should be paid by the seller prior to transfer of the property.
The wall levies were used to erect the perimeter wall around Randjesfontein, and the second phase has been started, ie applying for permanent road closures, purchasing land from council in order to build the gatehouses at the entrances.
A monthly estate levy is debited to all Members of RCE as approved at the AGM. Members are entitled to vote on issues and receive added services from the Estate Management.
When a property is sold the consent for resale documents could be delayed if there are outstanding levies or contributions, and this will delay your sale.
A membership certificate and the Articles of Association are given to every paid up property owner.
Levy
There is an Estate levy payable monthly to RCE. This cover estate administration, access control and horse trail maintenance.
Access Control
We aim to have a Security Equestrian Estate for the benefit of all residents.
Armed Response
You are entitled to sign up with any security company of your choice if you require armed response, although the more properties that are linked to the resident service provider, the more the security systems can improve.
Horse Trail Levies
These servitudes are in place for horse trail use only. As per the title deeds you are obliged to maintain your section adjoining your property. RCE has a service in place for this maintenance. The levy pays for the labour and equipment necessary to cut these 26 km of horse trail as well as keeping them clear of overgrowth, etc.
Estate Levies
This levy pays for the running of the estate. Stationary, accounts, labour, wall repairs, legal fees, insurance for road closures, applications to council, meetings with relevant government departments & developments, computer, website and much more. Some capital projects are also paid for out of this account such as sign boards, brochures, road closures although from time to time it might be necessary to implement a once off capital levy for a specific project that the members at the AGM might decide to complete.
Building Regulations
There are regulations in place that are designed to maintain the high value of the properties in our beautiful area. If you purchase a property, please check with the RCE office if there are any irregularities, as they will then become your responsibility after the transfer of the property. Building and land use regulations are available on the web site, in the welcome pack, and at the RCE office.
Land use Regulations
Randjesfontein falls under the Clayville Town Planning scheme and as such is agricultural not residential. This impacts on things like the business use rights, number of animals allowed etc. Please acquaint yourself with these regulations.

Property Values
20 years ago Randjesfontein was valued as the most prestigious area in Midrand. Properties were sold by the developers for R30,000 per 2 ha, within a year they were at R45,000 per 2 ha and another year saw them at R85,000.
Over the past 20 years we have seen many developments around us, social, political, roads, trains, squatter camps, crime, amalgamation into the Greater Johannesburg and much more.
These developments have influenced and changed our lifestyle from the original country atmosphere with no tarred roads and very little crime, to a necessity for security.
Today the areas with the highest property values are the walled security estates such as Kyalami, Blue Valley, Midrand Estates etc. that are selling at R800,000 for 1000m².
Meeting with the accredited estate agents we were told that people want the big properties BUT they want security as well. The estate agents all agree that our property values will improve drastically once our gatehouses and security systems are completed.
What’s happening in Randjesfontein?
St Saviour's Church
St Saviour's Cathedral was founded in 1868 in Pietermaritzburg, and when it was deconsecrated in 1976 the building was sold for R1. Charles Lloys Ellis , the developer of Randjesfontein saw its potential, paid the R1 and then transported it to its current home in Randjesfontein, alongside the old voortrekker family graveyard.
St Saviour's Church is an Interdenominational / Presbyterian church situated off King Willow Crescent in the south section of Randjesfontein. It is a favourite site for weddings due to its romantic charm and old world elegance. Services are held every Sunday at 8am & 9:30 am and all are welcome.
The Hedgehog Meadows Nursery School
The nursery school is situated in the grounds of the church and caters for preschool age groups in a quiet country environment.
Horse Trails
There are 26 km of horse riding trails situated throughout Randjesfontein and are only for the use of owners and their guests. Please respect the natural beauty of these unique trails and remember they are for horse riding only.
Pony Club
Irene Midrand Pony Club is situated just off Bally James Duff in the north section of Randjesfontein. Pony club rallies are held on the second Sunday of every month and all children (up to 21) are welcome, with or without a horse. Horse care, horse riding, pony club games and more.
Mustang Sally Club
This is a social club that was started in 2003 to build community spirit and to get to know your neighbour. 4 or 5 events are planned each year ranging from dinners, beer tasting, barn dances, ladies croquet, volleyball and more. Inter street competitions will be held in various activities so look out in the newsletters for the latest happenings.
