| Permanent Road closures with their own gatehouse. |
Temporary road closures & in process of applying to become permanent. Once application is successful we will purchase a portion of ground at each entrance & begin construction of gatehouses. |
| The Estate usually owns the roads within the estate and owners must pay for the maintenance. |
Johannesburg Roads Agency owns and maintains the roads and pavements. We have not applied to take over all of the road surfaces. |
In a Security Estate:
Security is:
Proactive with patrols, Reactive Response, Intelligence Gathering & analysis & crime prevention strategies. |
We are currently an Access controlled estate.
Access control is:
Record vehicles entering estate.
Observe passengers in cars.
Monitor people walking in & out.
Interface with public prior to entry. |
Can deny access to unwelcome visitors, as it is private property.
Can ask for information from visitors at the gate. |
Bound by council regulations. Cannot deny access to unwelcome visitors. Cannot prevent access to anyone. |
| Security levies are included in the estate levy. Levies are enforceable, the owners sign an Estate document. |
Estate and Security levies are debited to all members of RCE & payable to RCE. |
Owners become members of the estate; usually this is a section 21 company.
Bound by rules and regulations that are enforceable, as per the articles of association, or Estate regulations. |
Original owners became members of RCE section 21 company on payment of a R13000 wall levy per property. Subsequent new owners of that property automatically become members of RCE. A monthly levy is debited to all members of RCE as approved at the AGM. Article of Association document is binding on all members. |
